Excuse the radio silence of the past couple of weeks, here’s a a pictorial update on three projects currently under construction in Rahway.
The three downtown developments, all of which have 30-year Payment In Lieu Of Taxes (PILOT) agreements, are expected to be completed by the end of the year or soon after, bringing about 500 rental residences to the market.
Reva Rahway
Reva Rahway, a five-story, 219-unit complex under construction at the former Center Circle site on Main Street, anticipates leasing by the start of the fourth quarter (October), Landolfi told commissioners. The project broke ground in July 2018.
The 219-unit rental complex broke ground in July 2018 and expects to include about half of the units to be one-bedrooms, and about a third will be two-bedrooms, with the remaining units being studio apartments. The residential units will be on four floors that will be above ground-floor parking, which will total 196 spaces. There will be another 78 surface parking spaces along an access drive.
A 30-year PILOT was approved by City Council in January 2018.
Main & Monroe
The first phase of the two-building, 208-unit project includes construction of the south building, a five-story 112-unit complex along Main Street, between Monroe and East Cherry streets. The second phase will be a 96-unit building further north along Main Street, at the corner of Poplar Street. The development will include 2,300 square feet of ground-floor retail space.
As part of the development, Monroe Street will be extended across Main Street through what used to be Parking Lot B, eventually connecting to East Cherry Street between The Waiting Room and the new 45-unit Gramercy development.
UPDATED, Aug. 21: Redevelopment Director Robert Landolfi said in a brief interview after tonight’s Redevelopment Agency meeting that Main & Monroe should be physically completed this month but it’s uncertain when the developer will seek certificates of occupancy (CO).
Construction on phase two of Main and Monroe is expected begin upon completion of phase one. The project received a 30-year PILOT.
The Brownstones
The 487-unit complex on the site of the former Wheatena property at Elizabeth and West Grand avenues, will include four five-story buildings in all, each with about 120 units, and is expected to be built in four phases over the course of five years. The first phase began construction last summer and is expected to include about 172 units.
City Council approved a 30-year PILOT for the project in August 2014.
Sounds like Rahway is going to get overcrowded very quickly.
