City pursues Esterbrook Avenue properties

The city has made an offer to acquire several Esterbrook Avenue properties in its pursuit of a concept for senior housing.

In his report to the Redevelopment Agency during its March 29 meeting, Executive Director Robert Landolfi said the city conveyed an offer on several Esterbook Avenue properties to representatives of the property’s owners. “We hope to come to fruition” by the agency’s April meeting or “or go in a different direction,” but he declined to elaborate.

Declared in need of redevelopment

The five properties along Esterbrook Avenue have been studied and declared in need of redevelopment with a concept emerging for a 60-unit senior housing facility. The properties consist of Lots 7, 20, 21, 22, 23 within Block 151. The fifth lot that would include the senior housing site a driftway owned by the city.

The Redevelopment Agency awarded a contract last August to appraise the four Esterbrook Avenue properties. An entity named Iconic Development Partners or Iconic Estates or related entity has acquired four lots in recent years for a combined $1.735 million 910,000.

City Council approved legislation in June to move forward with a proposal that called for a 60-unit affordable senior housing complex to be built on the properties. In April, the governing body designated Ingerman Group as the redeveloper of the property. The Collingswood-based developer also was behind development of The Willows. The 58-unit affordable housing facility on Central Avenue, aimed at people employed in the arts industry, opened in 2018

The proposed development would be located across the street from another senior housing site. The 4-story, 51-unit Jack and Margaret Myers Senior Residence first was proposed to City Council in late 2007 and complete construction almost a decade ago.
