Micro self-storage facility proposed for East Inman Avenue lot

An East Inman Avenue lot owned by the Redevelopment Agency could become the site of a five-story micro self-storage facility with an adjacent office component.

Following a presentation to the Redevelopment Agency at its Aug. 21 meeting, commissioners adopted a resolution (Res. 33-24) designating The Eminence Group, LLC as conditional redeveloper of 391 E. Inman Ave., (Block 277, Lot 22).

The agency had been renewing an annual lease agreement for the 2.6-acre lot until the best future long-term use of the property was determined. In recent years, the property had been being used for storage by Leesville Auto.

Redevelopment Agency Director Robert Landolfi told commissioners that the concept has already been through the review process at the agency staff level. “We like the team, we like the project, and we think it makes sense,” he said, noting that it’s a non-residential project, something that the administration has emphasized. There would be a redevelopment plan in place before the project begins, he added.

Lamont Carter, CEO of Newark-based The Eminence Group and Richard Garber of GRO Architects presented the concept plan to commissioners.

Micro self-storage features about 5,000 to 7,000 square feet as opposed to standard self-storage, according to Carter, which can be used by small businesses or as a small distribution center. A secondary level would include office space, he said, giving the end user the flexibility of more than industrial space.

It’s a very “wedge-shaped” property, Garber said, and it makes “perfect sense” to open the “V” and have a building with two distinct spaces.

There would be 21 parking spaces with additional capacity for three 50-foot tractor-trailers. Carter said they were conscious to keep truck traffic separate from regular traffic, adding that the road will be upgraded along with an access road. He estimated about 130 jobs would be provided during construction.
