Polls results: Most appealing new development

OK, so it wasn’t a huge majority or a overwhelming mandate. In fact, it was one of the weakest showings in our history of polls — a scant nine votes. Even so, Park Square came out on top among the handful of people who put their two cents in:

Of the new construction in recent years, which residential development is most appealing?
Park Square, 55 percent (5/9 votes)
Sky View at Carriage City Plaza, 33 percent (3/9)
Riverwalk, 11 percent (1/9)
Brookside at Rahway
Meridia Grand
River Place
Riverview Manor

A couple of readers made good points: Colin was familiar with some new construction but didn’t know these by name. And Sivyaleah offered her take on each complex.

As I mentioned in the earlier post, “most appealing” could mean different things to different people. Some comments over on our Facebook page took issue with  the amount of development in recent years, as well as the high-rise complex. Others just weren’t comfortable voting without knowing much about the buildings other than their exteriors.

Poll: What new development is most appealing?

There have been nearly 1,0000 new residential units constructed over the last decade in Rahway. There are more to come but that doesn’t stop the occasional inquiry about what are the best buildings in Rahway. Of course, there are other, older developments too (Rahway Plaza Apartments and Hamilton Apartments, among others).

With the exception of 86 units at Riverwalk townhouses, about 60 of the 200 condos at Sky View at Carriage City Plaza and the 13-unit Riverview Manor, all other developments have been rental apartments, including some age-restricted, such as Rosegate and Park Terrace. Meridia Grand started out in the planning stages as condos until the housing market collapsed, and it shifted to rentals.

This time next year, there may have a new entrant or two in this poll, but for now, while I work on a few other posts, to get some discussion going:

“Most appealing” could mean different things to different people. Rahway residents who don’t live in any of the new developments might aim for what looks best on the exterior. Of course, people who actually live in the buildings might have their own considerations, and experience to share. Excuse the recent hiatus, there have been a few things going on, between a side project, computer issues and fighting crime. It’s officially summer too, so it’s been a little slow, but there should be some new posts this week — stay tuned.

Townhomes rise on Lennington Street

Townhomes are taking shape on the site of the former Lennington Tea House property, behind the Best Western off Routes 1/9 north. Several can be seen in the photo to the left, while the foundation for the remaining units can be seen below (which is to the left of the pictured units).

The project broke ground sometime last spring with an anticipation of 18 months for construction. The three-quarter acre site sold last May for $800,000, according to PropertyShark.com. Signs near Route 1 and East Milton Avenue advertising “custom waterfront townhouses” indicate a starting price of $390,000. Each unit will have two bedrooms, with a one-car garage and one parking space.

The builder, Colonia-based GMM Associates, also has constructed four new homes on Sterling Place and rehabbed several others in Rahway. The Planning Board gave initial approval for the redevelopment project at 1797 Lenington St. (Block 353, Lot 2) in late 2006 (.pdf).

Lennington Street project to break ground

Developers expect to break ground on a three-story, 13-unit townhouse complex on Lennington Street in the next month. Construction on Riverview Manor is expected to take 18 months or less. The current structure, commonly referred to as the Lennington Tea House and located at the end of Lennington Street, will be demolished.

The Planning Board Tuesday night gave approval for a minor variance for front/side yard setback, though the main hold-up to construction had been the state Department of Environmental Protection’s waterfront development permit. The state required a public access of some kind to the Rahway River, so there will be a 30-foot public easement and several public parking spaces. Public access will be contiguous from this property to a proposed Sleep Inn (.pdf) motel across the street.

Each two-bedroom unit will have a one-car garage and one parking space and is expected to be on the market in the $400,000 range. The homes will be some 40 feet from the Rahway River and two feet above — and out of — the flood zone, according to Dave Miele of GMM Associates.

GMM Associates also has constructed four new homes and rehabilitated a third, three-family home on Sterling Place (between Brookfield Place and East Hazelwood Avenue) and rehabilitated another on Main Street.
