Tax appeals approved for three properties

City Council approved refunds of more than $40,000 to three separate properties covering multiple tax years as a result of successful tax judgments in the Tax Court of New Jersey.

The governing body passed a resolution (AR-12-19) during its regular meeting on Jan. 7.

The largest overall payment will be more $20,000, covering three tax years, to the owner of 414 E. Inman Ave., (Block 278, Lot 13). The resolution indicates the property owner is Jaykish, Inc. but property records indicate that it’s is owned by Guest Packaging, LLC.

The 3.7-acre commercial lot was assessed for $2.075 million in 2019, about $150,000 less (6.7 percent), than the $2.225 million it was assessed for in the previous three years (2016-2018).

The tax settlement breaks down across three years:

  • 2016 – $4,152.85
  • 2017 – $6,389,00
  • 2018 – $9,792,00

Total – $20,333.85

The property tax bill was about $148,919 for 2018. The refund amount for 2018 works out to about 6.5 percent of the tax bill last year.

The largest refund for a single year in this batch of tax appeals will go to RAW Realty, LLC, with $10,387.54 for the 2017 tax year alone. The property at 123 E. Milton Ave., (Block 313, Lot 1) had a tax bill of about $83,821 in property records last year, according to property records, and the refund works out to more than 12 percent of that total.

  • 2017 – $3,603.46
  • 2018 – $10,387.54

Total – $13,990.99

The 1.6-acre site, owned by Englewood-based RAW Realty, sits between Pierce and Main streets downtown and is leased to the U.S. Postal Service (USPS). It’s assessed for $1 million in 2019. That’s down from $1,205,200 the previous three years (2016-2018), a difference of about 17 percent.

The final property is classified as industrial at 710 New Brunswick Ave., (Block 282, Lot 2.01) and had the smallest refund, across two years:

  • 2016 – $2,833.45
  • 2017 – $2,904.65

Total – $5,737.91

The 1-acre site was assessed for $436,400 in 2019, down $43,400 from $479,800 the previous three years, or about 9 percent. The industrial property paid about $32,113 in property taxes last year, so the 2017 tax refund is more than 9 percent of that total. The lot is owned by Jeffrey and Marie Ebert, LLC, in Berkeley Heights, according to property records.
