The Gramercy, a 42-unit development on East Cherry Street, is expected to be completed this summer.
The gas main on the five-story development already has been installed and electric service installation currently is under construction with PSE&G. The water main installation is expected this month and the project should be completed this summer, according to Engineer Jacqueline Dirmann, who provided an update to the Redevelopment Agency during its monthly, public meeting on May 2.
The $13.5-million development also includes 1,200 square feet of ground-floor retail space that’s expected to be leased to a coffee shop.
The Gramercy project has been coordinating with the adjacent 208-unit Main & Monroe, a two-building project currently undergoing soil remediation before construction is to begin within Lot B. Once remediation is completed at Main & Monroe, Dirmann said, they will file for building permits and begin work on the foundations. Given the proximity of the two projects, she said there’s only a certain amount of space and a lot of utilities.
Main & Monroe will be two, five-story buildings along Main Street, with Monroe Street to be extended across Main Street, through Lot B, to East Cherry Street.
The developer of The Gramercy, R2-N2 Urban Renewal Properties, is a partnership between Warwick-based DMR Construction and Netta Architects in Mountainside. Of the 42 units, 23 are slated as one-bedroom units and 19 will be two-bedroom units. There will be 23 ground-floor parking spaces, along with another 34 spaces in the nearby Lewis Street parking deck dedicated to The Gramercy. The development also received approval for a 20-year Payment In Lieu Of Taxes (PILOT) agreement.
DMR Construction, under the name, Cherry Street Properties, LLC, acquired the four parcels for The Gramercy project in December 2014, including 38-52 E. Cherry St. (Block 318, Lots 18-21 and 1.03). Those three buildings — mostly two and three stories — were demolished in March 2017 to make way for construction on the project.
